LOCATION & GENERAL INFORMATION

The Wollbrink farm is located approximately 10 miles southwest of Hamilton, IL (7 miles south of the Warsaw-Hamilton Junction) on Highway 96 which borders the east side of the farm. County Road 380N borders the north side. It is in Section 13 of Rocky Run Township, Hancock County, IL. This farm will be surveyed prior to the auction and sold in 2 tracts. There are no leases attached to the property and the successful Buyers will have full possession at closing including the upcoming 2015 farming rights. Interested parties have permission and are encouraged to drive or walk over this farm for inspection.
    TRACT 1 - 116 surveyed acres with 102 acres tillable with the balance being waterways and a small area with buildings This farm contains mostly Winfield, Ursa and Stookey soils. Improvements include 3 smaller grain bins and a tool storage shed (built as sow farrowing building). County Road 380N borders the north side of this property.
   TRACT 2 - 45.47 surveyed acres  with 14 acres of tillable row crop land and the balance being timber.  This is a very nice smaller tract with excellent hunting, some farm ground and numerous beautiful building sites. There are no building improvements on this tract. Highway 96 borders the east side and County Road 380N borders the north.

METHOD & TERMS OF SALE

Both tracts will be sold on a price per acre basis with the exact acres to be determined by a survey which will be complete prior to the auction. Ten percent of the bid price to be paid on day of sale with the balance due on or before March 20, 2015. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2014 real estate taxes due and payable in 2015 will be paid by the Sellers with the 2015 and all subsequent taxes being the responsibility of the Buyers. This farm sells free of any farm leases with the Buyers receiving complete possession at closing. Immediately following the auction, the successful Buyers shall be required to enter into a written contract with the Sellers.
