Location & General Information
Selling 160 surveyed acres located 6 miles east of Macomb, IL on Highway 136 to Highway 41 Junction, then 2 miles north to Rd 1400N, then 1/2 mile east or 4 miles south of Bushnell, IL and 1/2 mile east. The Bricker Farm consists of the Northeast Quarter of Section 27, Mound Township, McDonough County, IL. It will be surveyed and sold in two tracts with Tract 1 being the west 90 acres and Tract 2 being the east 70 acres.
- Tract 1 - 89.44 surveyed acres. This tract of land is all level, tillable farm land with top producing Ipava and Sable soils. PI 142. Road N1400th borders the north end and Tract 2 borders the east side.
- Tract 2 - 70.56 surveyed acres. This tract of land contains approximately 63 acres of level, tillable farm land with top producing Ipava, Sable and Osco soils. PI 141. Method & Terms of Sale
The exact acres of both tracts will be determined by a survey which will be completed prior to the auction. Both tracts will be sold on a price per acre basis. They will be sold separately and will not be combined. Ten percent of the bid price to be paid on the day of sale with the balance due on or before January 11, 2017. Title Insurance in the full amount of the purchase price will be provided by the Seller. Full possession will be given at time of closing. The 2016 real estate taxes due in 2017 will be paid by the Seller with the 2017 and all subsequent taxes being the responsibility of the Buyers. This farm sells free of any farm leases. Immediately following the auction the Buyers shall be required to enter into a written purchase agreement with the Seller.
