LOCATION & GENERAL INFORMATION
The Bolton farm contains 40 acres and is located 3 miles east and 4 miles south of Nauvoo, IL to the corner of roads 1000E (Connable Road) and 2000N, then 1 1/4 mile east or 6 1/2 miles north of Hamilton, IL on the Connable Blacktop then 1 1/4 mile east. It is the Northeast Quarter of the Northwest Quarter of Section 26, Sonora Township, Hancock County, IL. This all tillable, mostly level tract of land contains top producing Ipava and Virden soils. Road 2000N borders the north side of the farm.
TERMS OF SALE
The farm, which contains 40 acres, will be sold on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before October 30, 2015 upon delivery of warranty deed. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2015 real estate taxes due and payable in 2016 will be paid by the sellers. Possession will be given at time of closing subject only to a farm lease for the 2015 crop year. The successful buyer shall be required to enter into a written contract with the sellers immediately following the auction.
