LOCATION & GENERAL INFORMATION

The Watson farm is located 1½ miles east of West Point, IL to Roads 400N-1900E then ½ mile north or from Carthage, IL, 10 miles south to the West Point blacktop then 1 mile west and ½ mile north. It is legally described as the South Half of the Northeast Quarter and the Southeast Quarter of the Northwest Quarter of Section 12, St. Albans Township, Hancock County, Illinois. This 125.35 acre farm is all level, tillable farmland and consists of excellent producing Virden soil. Access is by Road 1900E on the east side of the property. The farm sells subject to a farm lease for the 2016 crop year.

METHOD & TERMS OF SALE

This farm consists of 125.35 surveyed acres and will be sold in one tract on a price per acre basis. Ten percent of the bid price to be paid on the day of sale with the balance due on or before August 5, 2016. Title Insurance in the full amount of the purchase price will be provided by the Seller. Possession at time of closing subject only to a farm lease for the 2016 crop year. The 2015 real estate taxes due in 2016 will be paid by the Seller with the 2016 and all subsequent taxes being the responsibility of the Buyer. Immediately following the auction the Buyer shall be required to enter into a written purchase agreement with the Seller.
