The Sherrick Farm is located 3 miles south of Bowen, IL on Highway 61 to Adams County Road 2900N, then 3 miles west or from the Junction of IL 336 Expressway and Hancock County Road 150N, go south 2 miles on Road 2000E. It is situated in the East Half of the Southeast Quarter of Section 6, Houston Township, Adams County, IL. The farm contains 81.21 surveyed acres and will be sold in 1 tract with complete possession including 2016 farming rights to be given at closing. This farm which is mostly tillable is level to gently rolling with predominantly Osco, Ipava and Keller soils. Road 2000E boarders the east side and 2900N is on the south. The house and building site on the east side are not part of the Sherrick farm.

TERMS:

The farm will be sold on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before January 15, 2016, upon delivery of warranty deed. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2015 real estate taxes which are due and payable in 2016 will be paid by the sellers. Immediately following the auction, the successful buyers shall enter into a written purchase agreement with the sellers.
