LOCATION & GENERAL INFORMATION

This farm is located 1 mile north of La Rose, IL on Highway 89 to Road 500N, then 11/2 miles west in the Northeast Quarter in Section 7 of Bell Plain Township, Marshall County, IL. La Rose is approximately 28 miles northeast of Peoria, IL. Prior to the auction, the farm will be surveyed into 2 tracts which will be sold “Buyer’s Choice“ with the successful bidder having the right to purchase Tract 1, 2 or both. Full farming rights for this 2015 farm year will be given to the Buyers. Interested parties have permission and are encouraged to drive or walk over this farm for inspection.
   

   TRACT 1 - 76 acres (subject to survey) which is mostly tillable except for a well maintained waterway. This level to gently rolling tract of land contains predominately Harco, Catlin, Graymont and Sable soils. There are no building improvements. Access is by Road 500N which borders the north side of the farm.  
   TRACT 2 - 78 acres (subject to survey) which borders the east side of tract 1. It also is mostly tillable except for a waterway and a 21/2 acre grove of trees. The predominant soils types are Catlin, Sable, Graymont, Harco and Flanagan. There are no building improvements and this tract is also accessible by Road 500N which borders the north side.

METHOD & TERMS OF SALE

Both tracts will be sold on a price per acre basis with the exact acres to be determined by a survey which will be complete prior to the auction. They will be sold “Buyer’s Choice“ with the successful Buyer having the option of purchasing tract 1, 2 or both. Ten percent of the bid price to be paid on day of sale with the balance due on or before March 19, 2015. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2014 real estate taxes due and payable in 2015 will be paid by the Sellers with the 2015 and all subsequent real estate taxes being the responsibility of the Buyers. This farm sells free of any farm leases with the Buyers receiving complete possession at closing. Immediately following the auction, the successful Buyers shall be required to enter into a written contract with the Sellers.
