LOCATION & GENERAL INFORMATION - The Jurgens farm is located approximately 9 miles southwest of Hamilton, IL. Take Highway 96 to Road 450N, then 1/2 mile east, or 1 mile southwest of Sutter, IL, in the Southeast Quarter of Section 7, Walker Township, Hancock County, IL. The farm has been surveyed and will be sold in 2 tracts. Tract 1 contains 50.43 surveyed acres of mostly level to slightly rolling tillable farmland with mostly Greenbush, Winfield and Camden soils. There is an older set of building improvements in the northeast corner. Tract 2 contains 9.7 surveyed acres with approximately 7 acres of timber with a creek and approximately 3 acres of open tillable land suitable for a very nice building site. Road 450N borders the south side of both tracts, and Road 800E borders the east side of Tract 1.

 

METHOD & TERMS OF SALE - This farm consists of 60.13 surveyed acres and will be sold in two tracts. They will be sold individually on a price per acre basis and will not be combined. The survey will constitute the exact acres of each tract. Ten percent of the bid price to be paid on the day of sale with the balance due on or before December 1, 2016. Title Insurance in the full amount of the purchase price will be provided by the Seller. Full possession will be given at time of closing. The 2016 real estate taxes due in 2017 will be paid by the Seller with the 2017 and all subsequent taxes being the responsibility of the Buyers. This farm sells free of any farm leases. Immediately following the auction the Buyers shall be required to enter into a written purchase agreement with the Seller.
