LOCATION AND GENERAL INFORMATION: Selling 309.39 surveyed acres located 1/2 mile north of Sutter, IL to Road 600N then 3-1/2 miles east or from Hamilton, IL 2 miles east to Road 1100E then 7-1/2 miles south to Road 600N then 1 mile east. It is situated in Section 36 of Wythe Township and Sections 1 and 2 of Walker Township, Hancock County, IL. This farm will be sold in 3 tracts and will be sold “Buyer’s Choice” with the successful bidder having the opportunity to purchase any tract or combination of tracts. The tillable acres on each tract sell subject to a cash rent lease for the upcoming 2016 farming season with the Buyer of each tract receiving their portion of the rent payment. All 3 tracts sell free of any hunting leases.
The Lanning farm offers some of the very best hunting in the Midwest. West Central Illinois is known for its Trophy Whitetail Deer and Turkey and this farm is located in the heart of it with the neighboring properties, especially to the south also having some big timber. You won’t go anywhere and find the hunting any better. Prospective Buyers have permission to walk or drive over and inspect all 3 tracts.
Tract 1 - 34.34 surveyed acres with 7 acres of mostly level, tillable farmland. The balance is timber land with excellent hunting. There are a few older buildings and a 5000 bu. grain bin on this tract. Road 600N borders the north end.
Tract 2 - 141.17 surveyed acres with 70 acres tillable and the balance being rolling wooded timber land. Tract 1 is to the west and tract 3 is located to the north. Access is by Road 600N at the northwest corner of the property. Most of the tillable acres are level to gently rolling. There are a few older buildings also in the northwest corner.
Tract 3 - 133.88 surveyed acres with 56 acres tillable and the balance being rolling timber land. This tract has the largest percentage of heavy timber and the tillable acres are mostly level to gently rolling. There are no improvements. Access is by Road 1200E which runs along a portion of the west side of this tract.
METHOD & TERMS OF SALE: All 3 tracts will be sold on a per acre basis. They will be sold “Buyer’s Choice.” Ten percent of the bid price to be paid on day of sale with the balance due on or before April 4, 2016 upon delivery of Warranty deed. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2015 real estate taxes due in 2016 will be paid by the Seller with the Buyer being responsible for the 2016 and subsequent taxes. Possession will be given at closing subject only to the 2016 farming lease. Immediately following the auction each Buyer shall enter into a written purchase agreement with the Seller.
