LOCATION & GENERAL INFORMATION
The Blacketer real estate is located 1 1/2 miles south of Clayton, IL on the Kellerville Blacktop (2950E) to Road 1700N, then 1/2 mile east. It is situated in the Northwest Quarter of Section 12, Concord Township, Adams County, IL. This farm will be surveyed prior to the auction and sold in 3 tracts. The farm sells clear of any farm leases with complete possession at closing. Interested parties have permission and are encouraged to drive or walk over this farm for inspection.
TRACT 1 - 69.44 surveyed acres with 54 acres tillable and the balance being waterways, ponds and a small wooded area. The soil types include Rosetta, Wakeland, Ursa and Keomah. There are 2 nice ponds and there are no building improvements. This level to rolling farm has several tile lines and produces well.
TRACT 2 - 20.23 surveyed acres with 12 acres tillable and the balance being wooded water ways. Soil types are Wakeland, Ursa and Rosetta and a portion is patterned tiled. There are no building improvements.
TRACT 3 - 21.29 surveyed acres of rolling timber pasture. There are no tillable acres on this tract. It is nearly all fenced except for the lane connecting it to Road 1700N. There is also a small pond on this tract.
METHOD & TERMS OF SALE
All 3 tracts will be sold on a price per acre basis with the exact acres to be determined by a survey which will be complete prior to the auction. Ten percent of the bid price to be paid on day of sale with the balance due on or before March 12, 2015 upon delivery of deed at which time, Buyers will receive complete possession including farming rights for the upcoming farming season. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2015 and all subsequent real estate taxes will be the responsibility of the Buyers. Immediately following the auction, the successful Buyers shall be required to enter into a written contract with the Sellers.
