The Bottorff Farm borders the north edge of Loraine, IL, (approximately 15 miles north of Quincy, IL). It is located in Sections 16 & 17 of Keene Township, Adams County, IL and contains approximately 184.43 contiguous surveyed acres to be sold in 3 tracts. County Road 1500E divides Tracts 1 & 2 and 2800N (Lima-Loraine Blacktop) borders the north side of all 3 tracts. The majority of this farm is level to gently rolling and contains very good producing soils being predominantly Ipava, Clarksdale, Virden and Keomah. Tract 1 contains 77.86 surveyed acres with FSA figures indicating 65.51 tillable. This tract has an older barn on the southeast corner. Tract 2 contains 60.78 surveyed acres with FSA figures indicating 56.31 acres tillable. This tract is improved with 2 larger grain bins with approximately 12,000 bu. of storage, a small grain bin and an open front storage shed. Tract 3 contains 45.79 surveyed acres with FSA figures indicating 37.38 acres tillable. This tract is unimproved. All 3 tracts will be sold on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due on or before January 15, 2016, upon delivery of warranty deed. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2015 real estate taxes which are due and payable in 2016 will be paid by the sellers. Immediately following the auction, the successful buyers shall enter into a written purchase agreement with the sellers.
