LOCATION & GENERAL INFORMATION

The Ufkes farm, which contains 78 acres, is located 21/2 miles north of Golden, IL to roads 2500E - 2700N, then 11/2 miles west or from Bowen, IL 51/2 miles south to road 2700N, then 1/2 mile east, (1 mile west of the Chatton Elevator). It is level to gently rolling farmland with FSA figures indicating 74 tillable acres. The balance of the farm will be waterways. There are no building improvements. This farm has some very good producing soils including Timewell and Ipava. It sells subject to a farm lease for the remaining 2015 farming season with the current tenant to release the farm to the buyer upon removal of his crops. Blacktop road 2700N borders the south end of the property.

TERMS OF SALE

The farm will be sold in one tract on a price per acre basis and based on 78 acres. Ten percent of the bid price will be paid on day of sale with the balance due on or before September 28, 2015 upon delivery of deed. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2015 real estate taxes due in 2016 will be paid by the sellers. Possession will be given at time of closing subject only to the rights of the current tenant for the 2015 farming season. Immediately following the auction, the successful buyer shall enter into a purchase agreement with the sellers.
