AUCTION TO BE HELD AT SULLIVAN & SON AUCTION AND EVENTS CENTER, 8 MILES SOUTH OF CARTHAGE, IL ON 336 EXPRESSWAY.

This farm formerly known as the Mr. & Mrs. Raymond Martens farm is located 2 1/2 miles south of Carthage, IL on IL 336 to Road 1200N, then 2 miles west and 1/2 mile south or from Basco, IL 2 miles east to Road 1800E, then 2 miles north. It is situated in the Southeast Quarter of Section 2 of Bear Creek Township, Hancock County, IL. The farm will be sold in 3 tracts with the exact acres of each tract to be determined by a survey which will be completed prior to the auction. These acres will be posted on our website as they become available. Interested parties have permission to walk over and inspect the farm.

TRACT 1 - 42.88 surveyed acres of mostly level, all tillable land with very good producing Lawson and Kendall soils. Access is by Road 1800E along the east side.
TRACT 2 - 80.05 surveyed acres with approximately 65 acres tillable and the balance being a wooded draw. This level to rolling tract of land has mostly Orion, Keomah, Camden, Lawson and Clarksdale soils. Access is by 1250N along the north side.
TRACT 3 - 34.10 surveyed acres of mostly rolling farmland with approximately 29 acres tillable. Access is by Road 1250N along the north side and 1800E along the east side.

TERMS:

All 3 tracts will be sold separately and will not be combined. Each tract will be sold on a price per acre basis. Ten percent of the bid price to be paid on day of sale with the balance due within 45 days. Title Insurance in the full amount of the purchase price will be provided by the sellers. The 2015 real estate taxes due and payable in 2016 will be paid by the sellers. The farm sells free and clear of any tenants rights for 2016. Immediately following the auction of all tracts, the buyers shall be required to enter into a written purchase agreement with the sellers.
