GENERAL INFORMATION
Selling 95.31 acre farm located 4 miles east of Augusta, IL on Highway 101 to Road 250E, then 3/4 mile north in Birmingham Township, Schuyler County, IL. This farm will be sold in 3 individual tracts with each sale being final and with no combinations. Possession of tracts 1 & 2 will be given at closing. METHOD & TERMS OF SALE
Tracts 1 & 3 will be sold on a price per acre basis with the survey which will be completed prior to the auction designating the exact acres. Tract 2 will be sold for a total dollar amount. The tracts will be sold individually as listed and not in combination. Ten percent of the bid price to be paid on day of sale with the balance due on or before October 22, 2015. Title Insurance in the full amount of the purchase price will be provided by the seller. The 2015 real estate taxes due and payable in 2016 will be paid by the seller on Tracts 1 & 3. The taxes on Tract 2 will be prorated to the date of closing and will be based on the latest available information. Immediately following the sale of all 3 tracts, the successful buyers shall enter into a written purchase agreement with the seller.
